Marion Oaks is a fast-growing unincorporated community in southern Marion County, Florida, located roughly 10 to 15 miles south of downtown Ocala. The community has grown steadily over the past two decades and now houses tens of thousands of residents, most of them owner-occupants in single-family homes. Originally platted as a large planned subdivision decades ago, Marion Oaks saw its biggest building boom in the 2000s and 2010s, giving it a relatively young but maturing housing stock. Residents rely on the SR-200 and US-27 corridors for access to Ocala and its shopping, medical facilities, and employment centers.
The neighborhood has a suburban residential character with a grid of streets, modest lot sizes, and consistent CBS single-family construction throughout. Commercial development within Marion Oaks itself is limited, so most daily errands take residents north toward Ocala. Nearby communities include Belleview, FL to the north, which sits between Marion Oaks and Ocala, and Dunnellon to the west, both of which are areas we also serve. The community park on SW 165th Place Road serves as a central gathering point for the neighborhood and is a familiar landmark for long-time residents.
